國慶前後國內多地出臺樓市調控政策

Beijing and 19 other cities across China launched cooling measures in the past week to rein in housing prices, with More cities to follow suit, analysts said.

分析人士稱，過去的一週裏，北京等20個國內城市已陸續出臺降溫措施控制房價，更多的城市也將推出類似措施。

The control measures announced by the cities during the seven-day National Day holiday included higher mortgage down payments and home purchase restrictions to curb speculation.

爲了遏制投機，這些城市在7天國慶假期期間公佈了包括提高房貸首付比例、住房限購等調控措施。

Nanjing in Jiangsu, Xiamen in Fujian and Wuhan in Hubei, have all implemented cooling measures after average housing prices rose more than 20% in September year-on-year, according to the China Index Academy.

中國指數研究院稱，江蘇南京、福建廈門、湖北武漢9月的平均房價同比漲幅均超過20%，此後這些城市均採取了降溫措施。

Analysts predict more lower-tier cities such as Shijiazhuang and Qingdao will introduce tightening policies.

分析人士預測，更多的二線城市，比如石家莊和青島，也將出臺限購政策。

Zhou Zihui, a homebuyer in Nanjing, bought and sold six apartments in the past five years, yielding about four million yuan, but with the new measures she is no longer able to buy.

周子惠是南京市的一名購房者，她在過去五年中買賣了六套房屋，收益約四百萬元。不過根據最新政策，她將不能再購買房產了。

"More lower-tier cities may join the move against speculative home purchase soon, particularly those that have low inventory for the next six months and fast price growth in the past six months," said a research note by CITIC Securities.

中信證券的一份研究報告稱，很快更多二三線城市可能加入到抑制投機購房的行動中去，尤其是那些在未來半年庫存較低且在過去半年中價格增長快的城市。
